Kohl’s, Lowe’s will anchor Gateway at Quonset Point

NORTH KINGSTOWN — Two big retailers – Lowe’s and Kohl’s – will anchor the new 65-acre Gateway at Quonset, the developer said yesterday.
The home building and department stores will help draw other retailers, restaurants and eventually companies to the complex, which will include sidewalks, parks and outdoor cafés, said Timothy Chamberlain, director of development for New Boston Development Partners.
The developer is also talking to the Hilton company about building a hotel at the site, at the western end of the Quonset Business Park.
Adding Kohl’s and Lowe’s to the project “means we can bring in smaller specialty stores” like Starbucks, Panera Bread and Cold Stone Creamery, Chamberlain said.
The Boston developer approached area grocers like Dave’s Market, but grocery stores depend on heavily populated nearby neighborhoods for business, Chamberlain said. Big retailers can draw shoppers from farther away, and “they look at 20-year horizons” when they build, he said.
The developer plans to break ground on the $80-million complex this spring, and finish the project in five years.
The restaurants would face Gate Road near the entrance to Quonset, “so the area will be alive after five o’clock,” Chamberlain said.
Chamberlain presented the retail part of the project – called the Shops at Quonset Point – to the Chamber of Commerce yesterday. The retail, hotel and office complex will create 750 permanent jobs and 450 temporary construction jobs, he said.
The Gateway will be bordered by Post Road to the west, Newcomb Road to the north and a relocated stretch of Route 401 to the south. Lowe’s will be the farthest store from Post Road. The most visible anchor will be Kohl’s department store.
