George’s looking to add condos, inn

NARRAGANSETT — For decades, George’s of Galilee has been a popular spot for people who want the taste of fresh seafood.
But the restaurant people have come to know and love may be in for a dramatic change.
Tonight, the Planning Board is expected to discuss a zoning change that could open the door to George’s being razed and replaced with a four-story building, one containing condominiums, an inn, retail stores and a new, smaller restaurant.
The Durfee family, which owns George’s, has asked the Town Council to approve the zoning change. The council, in turn, has asked the Planning Board to make a recommendation.
If the family’s plan goes forward, the existing two-story building would be replaced by a four-story building with 36,784 square feet of floor space, according to plans filed with the town. The first floor would provide space for a restaurant and retail stores, the second and third floors would provide space for 20 residential condominiums and the fourth floor would provide space for an eight-room inn.
Under existing zoning, the plan needs variances for setback, height, the proposed mix of uses and the magnitude of the proposed expansion — a 47-percent increase over the existing footprint, according to a recent review by the town’s community development office. The zone change would allow the proposed mix of uses and may determine whether the plan goes forward.
A memo last month from Town Solicitor Mark A. McSally to Michael J. DeLuca, director of community development, states that uses not specifically listed for the Galilee Zoning District are “deemed to be prohibited.”
“There is no permitted which would allow for an inn, a restaurant, condominiums and shops,” McSally wrote.
Donald J. Packer, the lawyer for the Durfee family, wrote in his request for a zoning change that McSally “issued an opinion which very narrowly interpreted the intent of the ordinance.”
The new building would be the latest in a series of planned changes at the site owned by the Durfee family. Condominiums are being built next to the restaurant and plans are also in the works for a mixed-use building that would house shops and apartments.
The council is expected to hold a public hearing on the proposed zoning change on Aug. 6.
