Greenbush: A bit rural, but ‘close to everything’

The Silas Clapp House, a Federal style farmhouse built around 1804, is one of the oldest houses in the neighborhood.
Greenbush, a suburban community in the southern end of West Warwick surrounding the Greenbush Elementary School, is near Routes 2, 4, 95, and 401, the town center of East Greenwich, and Warwick’s Cowesett neighborhood. Greenbush also borders Coventry.
This neighborhood’s convenient, central location has attracted some of the town’s newest development, according to West Warwick planner Tom Malavich.
The majority of housing in Greenbush is single-family houses — raised ranches are a popular style here — but there are also a number of condominium developments in Greenbush and on nearby Quaker Lane (Route 2).
West Warwick’s oldest sections are its mill villages, built near the Pawtuxet River, north of Greenbush, and much of the town’s history is linked to their development.
There are some historic buildings in Greenbush, including the Silas Clapp House (c. 1804) a Federal style farmhouse at 360 East Greenwich Ave., and an even older Cape Cod style house built in 1775, across the street from the Clapp house. Both are listed for sale.
But most houses in Greenbush are of more recent vintage, with subdivisions built in the 1970s, 1980s and early 2000s.
“It’s right near all the roads. It’s close to everything, but it’s also a neighborhood,” said Kristen Johnson, an agent with Coleman Realtors who has lived in Greenbush for about 10 years. Johnson said she is a Coventry native and likes living close to her family.
There were 15 houses in Greenbush listed for sale last week through the Statewide Multiple Listing Service. Prices began at $219,900 for a three-bedroom Cape built in 1960, and the highest price, $389,900, was for the Silas Clapp House, which is listed on the National Register of Historic Places.
Across the street, the 1775 Cape Cod house at 387 East Greenwich Ave. is listed at $259,000. The house has three bedrooms and one bathroom, and the property includes a two-car, barn-style garage, fruit trees, stone walls, and lilac bushes, according to the MLS information.
The house listings also include one bank-owned property, at 80 Surrey Lane, being sold in “as is” condition; it is a raised ranch built in 2002 with three bedrooms and two full bathrooms.
There is also a newly constructed house for sale at 317 East Greenwich Ave., a Colonial with 2,200 square feet of living space, including four bedrooms, two full bathrooms and one half bathroom.
A two-bedroom, two-bathroom condo in the Quaker Valley condominium complex, built in 1985, was listed for $175,000; and a two-bedroom, two bath condo in the Greenridge complex, built in 1988, was listed for sale at $199,000.
