Neighborhood of the Week: It’s secluded, exclusive and mini-booming

Adams Point, a quiet, out-of-the-way coastal neighborhood near the Warren River in Barrington, is experiencing a mini-building boom.
Because this is such a small neighborhood, the “boom” involves only two new houses that are under construction, both on Adams Point Road, and the renovation of a historic house on Bourne Lane.
But this new development can be enjoyed only by those who have several million dollars to spend on a house.
A new, $3,850,000 Nantucket shingle-style house is under construction on a lot with its own dock at 136 Adams Point Rd. The listing agent, Mary Beth Frye of Residential Properties, who is co-brokering with Patty Deal, said this price includes only the “shell” of the house. Frye said all exterior finishing and landscaping will be completed, along with the mechanicals, but the buyer will be responsible for the design and construction of the interior.
A group of investors bought the property and tore down the older house that was there previously. Frye said she has sold this property twice in recent years:
Across the street, Meridian Custom Homes is building a 5,700-square-foot house for Rod Mitchell, who co-owns the construction firm. Mitchell said he grew up in Barrington, and is now living in another part of town, and expects to move into the new house when it is finished in the spring. He said his brother, Alex Mitchell, who co-owns Meridian Custom Homes, lives in the East Side of Providence, but is contemplating a move to Barrington.
“It’s a special part of Barrington,” Mitchell said of Adams Point. Because Adams Point Road is on a peninsula, both sides of the road border the water, giving most houses multiple water views, he said.
Both of these new house projects required approval from the Coastal Resources Management Council, a state regulatory agency, but the entire permitting process was a bit simpler because gas service, and public water and sewer service, is already available on the road, Mitchell said.
A vacant lot on Adams Point Road is on the market for $2,595,000, but that price includes a house that could be built on the property by Meridian Custom Homes, according to Mitchell. The lot has “spectacular sunset views of Narragansett Bay and Smith’s Cove,” according to the listing information from Residential Properties. Mitchell said the house/land package price could be higher if the buyer wanted a larger or more intricate house.
The lowest price for a house listed for sale last week in Adams Point was $1,295,000 for a 4,026-square-foot Colonial built in 1964, with four bedrooms, four full baths, one half-bathroom, an indoor pool, and an outdoor tennis court. Annual property taxes for the house at 5 Spindrift Way are $15,829, according to the listing information.

INTERESTING FACT:
The Town of Barrington appropriated $17,000 in 1887 to build the Tudor-style Town Hall, which was completed in 1888.
