House of the week: Renovated Warwick house offers wide views

Most mornings Joseph Triangelo drinks a cup of coffee in Warwick while enjoying the view of Barrington and Bristol.

“You are on the 50-yard line here,” he says. He stands on the 200-square-feet deck of his Conimicut Village home and points, “There’s Barrington, the [Conimicut Point] lighthouse, and the skyline of Providence. In the summer, you can watch the ferry going by.”

About 25 feet below the deck, is a small yard of grass that ends at stone steps, which lead to a beach. “I brought in six dump trucks of sand to rebuild the beach,” he adds. “Another beach with a lifeguard is nearby.”

Triangelo, who is relocating to the West Coast, is selling for $639,900 his two-bedroom home at 144 Bellman Ave. It’s 2,300 square feet of living space, on a lot of 6,150 square feet.

“I’ll miss the neighborhood,” he adds. “There’s a great Fourth of July celebration here.”

Although the area is 10 minutes from T.F. Green Airport, Triangelo notes, his digs are far enough east of the runways and in one of few areas of Warwick “not plagued by the sound of airplanes. You can see the planes flying in, but you can’t hear them.”

Built in 1943, the Bellman Avenue house was originally a four- bedroom Colonial in need of updating. Triangelo’s renovations have resulted in creating an open design on each of the two floors.

His redesign included pulling up carpeting and linoleum, and taking out several walls. He put in oak floors throughout the first floor, except for the foyer, which has black granite tile. The same tile as in the foyer is around the gas fireplace in the living room.

The main floor’s original half-bath has been remodeled into a full bathroom. It has travertine marble tiles on the walls, and glass tiles along the border of the tile shower.

The roomy kitchen stands out with its stainless steel Bosch gas range and matching hood. The counters are covered with granite; there’s a double sink. In addition, he has added picture windows. He says that his goal is to ensure that wherever a visitor stands in the house he or she has a view of the water.

“I bought the house about a year ago after a few years of combing the area for a house on the water,” he adds. “I designed the house so that you always feel close to the water.”

A carpeted spiral staircase leads to the second floor. The guest quarters have two closets and both of the bedrooms boast French doors. Guests can look across the hall and through the window panes of both sets and see the water.

As for the master suite, it is a massive L-shaped room of about 600 square feet. It has a freestanding gas fireplace on a black tile pedestal.

The full bathroom features a Jacuzzi, separate shower, and linen closet. It contains the black tile that was originally put in the home in the 1940s.

The master bedroom has nearly 26 square feet of windows facing the water. A picture window is next to sliding-glass doors, which lead to an unfinished landing. He says, “It’s all ready to be turned into a deck.”

“This house must sit about 30 feet high,” he adds. “It’s high up enough that flood insurance is not needed.”

The basement has several rooms, and includes a full bathroom that Triangelo is in the process of redoing. “The bathroom is all roughed-out,” he says. “All it needs is tile floor and walls, sink and toilet.”

Triangelo put in a new bulkhead this year. He also added the tumbled brick parking area in the front of the house. It has enough space for four cars.

“What I love best is the water view,” he says. “As soon as you walk into the house and no matter how bad your day was, you look out the back of the house and you are just taken aback by the view.”

The 2,300-square-foot house at 144 Bellman Ave., Warwick, is for sale at $639,900. The taxes are $6,575, the heat is gas, and a deep-water mooring is available.
