Real estate classes for October

Monday, Oct. 2

6 to 9 p.m. -- Real Estate License Law. The class meets three continuing education hours for real estate and CORE. The course covers real estate agents' responsibilities and obligations under Rhode Island law and regulations. The cost is $40 for members and $65 for others.

Tuesday, Oct. 3

9 a.m. to 4 p.m. -- Effective Negotiating Skills. The Effective Negotiating for Real Estate Professionals class will demonstrate to students how to consistently secure the best outcomes for their clients and how to communicate effectively under pressure. Topics include techniques for client counseling, advocating for the client and a study of the art of influence and persuasion. The course counts as a new curriculum for WCR's Performance Network Designation and as an ABR elective. The cost is $160 for members and $185 for others.

6 to 9 p.m. -- How to Search a Title in Rhode Island. The course meets 24 continuing education hours and appraisal. Participants will learn about the recording systems of deeds, estates and title holders, conducting title searches, title examinations and insurance, legal descriptions, probate proceedings and liens. The course continues, from 6 to 9 p.m. Tuesdays, until Nov. 21. The cost is $120 for foundation members, $140 for Realtors and $170 for others.

Wednesday, Oct. 4

1 to 4 p.m. -- Deferred Exchanges (1031) in Today's Market meets three continuing education hours for real estate and GRI 302. Seventy-five percent of all 1031 tax-deferred property exchange business nationally is done by the residential real estate agent, and Realtors can increase their income simply by knowing more about the tax code. The course introduces both the basic concepts of exchanging and presents new and creative exchange techniques. The cost is $40 for members anbd $65 for others.

6 to 9 p.m. Spanish for Realtors. The class meets three continuing education hours for real estate only.

Participants will learn to communicate effectively with their Spanish-speaking customers as they learn basic vocabulary to conduct business transactions. The class will focus on conversation and will also include grammatical and cultural aspects of the language. The course meets from 6 to 9 p.m. Wednesdays to Oct. 25. The cost is $85 for members and $110 for others.

Wednesday, Oct. 11

6 to 9 p.m. -- GRI 201 course begins. The class meets 15 continuing education hours for real estate and CORE. The course covers agency, fair housing, anti-trust/misrepresentation and environmental/health Issues. The course meets again from 6 to 9 p.m. on Oct. 16, 23, 25 and 30. The cost is $145 for foundation members, $155 for REALTOR members, and $180 for others.

Thursday, Oct. 12

9 a.m. to 4 p.m. -- ADA. The class meets six continuing education hours, appraisal and CORE requirements. The course is designed to provide real estate professionals with information regarding the Americans with Disabilities Act. The cost is $60 for members and $85 for others.

Saturday, Oct. 14

9 a.m. to 3 p.m. -- Appraisal 6 begins. Elementary Income Capitalization Methods and Techniques. Class meets 15 continuing education hours for appraisal only. This is the foundation for use of the income-capitalization approach to valuation for one-family to four-family residential income-producing properties. The class continues on Satutday, Oct 14, 21 and 28. The cost is $135 for foundation members, $145 for Realtors and $170 for others.

Monday, Oct. 16

1 to 4 p.m. -- Sales Pre-License Course. The 45-hour course is designed to prepare individuals to take the Rhode Island real estate salesperson's examination. The course meets for 15 sessions and continues on Monday and Wednesday afternoons until Dec. 6. Classes meet at the Lincoln Technical Institute, (formerly CEI), Lincoln Mall, 622 George Washington Highway, Lincoln. To register call (401) 785-9380, ext. 258.

Tuesday, Oct. 17

6 to 9 p.m. -- Appraisal 3 course begins. The class meets 15 continuing education hours and appraisal. The course covers sales comparison, approach, basic steps, data requirements, highest and best use, elements of comparison, making adjustments and applications. The course continues to Oct. 31. The cost is $145 for Realtors, $135 for foundation-sponsored participants and $170 for others.

Thursday, Oct. 19

9 a.m. to 4 p.m. -- Innovative Marketing for the Buyer Representative. The class meets six continuing education hours and ABR Elective. The REBAC elective full-day course focuses on shifting perceptions from Business as Usual to Business Unusual. Creative concepts and comprehensive marketing plans will be addressed so that individuals can assess realistic goals and objectives incorporating both traditional mail and electronic methods of prospecting. The course is $159 for members and $185 for others.

Wednesday, Oct 25

9 a.m. to 3 p.m. -- GRI 301 begins. The class meets 15 continuing education hours and CORE. The course covers investing, taxes and technology and diversity training. Classes continue from 9 a.m to 3 p.m. Oct. 26 and 27. The cost is $145 for foundation members, $155 for Realtors and $180 for others.

9 a.m. to 4 p.m. -- Senior Real Estate Specialist Course. The course meets 12 continuing education hour requirements in Rhode Island. A seniors real estate specialist is a real estate professional who has acquired the experience, knowledge and training necessary to give specialized service to seniors in real estate. The course meets again from 9 a.m. to 4 p.m. Thursday, Oct. 26. The cost is $399.

Thursday, Oct. 26

9 a.m. to noon -- Lead Paint. This class meets three continuing education hours, CORE, appraisal and GRI 302 requirements for the mandatory landlord lead education course. The cost is $40 for members and $65 for others.
